If you're weighing up
a few providers

Most people arriving on this page have a quote or two in hand — perhaps from one of the established national practices such as Herron Todd White, Acumentis or Opteon, or from one of the newer online tools such as Property Pricer.

They are capable businesses and we won't pretend otherwise. The national firms have deep panel relationships and decades of coverage; the online tools are fast and cheap. The honest distinction is structural rather than a matter of who is better:

  • Established national practices are built around panel and institutional work. That model does the job well, and it comes with a quoting process, per-job pricing and turnaround that moves with their capacity.
  • Online estimate tools are algorithmic. They are useful for a quick sense of the market, but no registered valuer signs them, so they carry no professional responsibility and are not accepted where a formal valuation is required.
  • hovr sits deliberately between the two: the professional standard and accountability of the first, delivered with the price transparency and speed of the second.

Five questions worth asking any provider

What exactly will this cost, including GST, before I commit?

A valuation fee should not be a moving target. Ask for the final figure, not a range or an hourly rate.

Is the valuer registered with the API or AVI, and insured?

This is the line between a valuation and an estimate. If nobody qualified signs it, it will not be accepted where it matters.

Will the report be accepted for my specific purpose?

SMSF, CGT, probate, family law and lending all have different evidentiary requirements. Ask about your purpose, not valuations in general.

When will I have it — and what happens if that slips?

Deadlines like 30 June or a settlement date are not negotiable. Get the turnaround in writing.

Who is the report for — me, or a lender?

If a valuation is commissioned by a lender under a panel arrangement, the lender is the client. Ask who the report is addressed to and who may rely on it.

Your lender mandates its own panel

Some lenders will only accept a valuation ordered through their nominated panel firm. If that is your situation, order through the panel — but an independent hovr certified valuation is still useful as a second, unaffiliated assessment if the panel figure comes in low.

You need a highly specialised asset class

Large-scale infrastructure, going-concern business valuations and complex development feasibility work sit outside what we do. Talk to us first and we will tell you honestly if it is not a fit.

You only want a rough number for curiosity

If nothing formal depends on the figure and you simply want a ballpark, a free online estimate will do. Our Basic Valuation from $20 is the step up for when you want an independent, evidenced figure without a full report.

A signature and inspection are required

AI assessment is not the right product for lending, court or probate. Those need a registered valuer and, in most cases, a physical inspection — which is exactly what our Certified and Estate valuations provide.

Every valuer on the hovr platform must hold current registration with the Australian Property Institute (API) or the Australian Valuers Institute (AVI) and maintain professional indemnity insurance — the same requirement that applies at any national valuation firm. Many of our valuers have also worked on lender panels. The qualification standard is identical; what differs is how the work is ordered, priced and delivered.

Two reasons. First, the administrative layer — quoting, phone calls, scheduling, invoicing, chasing payment — is automated rather than staffed, so the valuer spends their time on the valuation instead of the paperwork. Second, for report types where a physical inspection is not required, our AI engine assembles the evidence and drafts the assessment, with a registered valuer reviewing and completing the report where the confidence threshold is not met. You pay for professional judgement, not overhead.

An automated valuation model produces an algorithmic estimate with no professional attached to it — nobody signs it, and no professional indemnity insurance stands behind it. That is why estimates are not accepted by the ATO, lenders, courts or tribunals. hovr reports are prepared under a registered valuer's professional responsibility, and our AI assessments follow a documented methodology with the comparable evidence disclosed in the report. It depends on the report type, and we would rather tell you that plainly than oversell it. A Certified Valuation follows the same methodology as a bank panel valuation and is accepted by most Australian lenders — though some lenders require valuations ordered through their own panel, so check with your broker first. The SMSF Valuation includes the SISR Regulation 8.02B compliance statement required for an annual return and audit. Estate and family law valuations are prepared for probate, court and tribunal use. A Basic assessment is for personal decision-making and is not intended for formal acceptance.
