Valuation vs AI Assessment
Most hovr report types can be delivered two ways. Understanding the difference is the fastest way to choose the right one.
Valuation (registered valuer)
Prepared and signed by a qualified, registered valuer (API or AVI) who takes professional responsibility for the figure and carries professional indemnity insurance.
- Required for lending, the ATO, courts and tribunals
- Carries the valuer's name, registration and PI insurance details
- Certified and Estate reports are always valuations
- May include a physical site inspection
AI Assessment (automated)
Generated in minutes by hovr's AI engine from licensed property data and recent comparable sales — independent and evidence-based, with no agent incentive to inflate.
- Best when you need an objective market figure fast
- Available for Basic, Desktop and SMSF reports
- ATO accepts objective AI-based evidence for SMSF purposes
- Falls back to a registered valuer if AI confidence is low

SMSF Valuation

Certified Valuation
Registered valuer only
Mortgage and lending security, or any formal purpose that needs an inspected, valuer-signed report accepted by banks and financial institutions. Includes a physical site inspection.
