Our valuation types and who should use them?

Choosing the correct property valuation is important. Offering 5 different types (as well as our new AVM), hovr simplifies the process, but here is who we built them for.

Our 5 types:

Price: $20.00 each, they should be used by people looking at buying a home soon and want to empower themselves with a value that they can use for bargaining. If you have a lot of properties or you're still searching use this one. If you did a Free AVM and it came back with a high confidence, then a basic is a great type for you.

Done in about 1 hour.

Price: from $189.00 each, This is far more accurate than a basic and is done by a professional that knows the area that the property is located. Use this type if you want to avoid any surprise during the mortgage final approval process, when they say "pending valuation". This will give you the same or very similar price. If you did a Free AVM and it came back with a medium or low confidence then start here. We do index the price based on the approximate value of the property, if it's over $1.5m then it will start costing more for this valuation service, the extra charge will be shown before you pay.

Usually done on the day it's submitted.

Price: from $550.00 each, Like the desktop, this one if for those that don't want any surprises or where they property is unique or very expensive. Mortgage providers will see those properties as higher risks and so will want a person to actually attend the location and see the property. They cost more because of the travel and so we will also index the price based on distance the valuer has to travel and also the approximate value. These extra costs will be shown before you pay.

Usually done in less than 48 hours.

Price: $85.00 each, If you own property in your SMSF then this is the valuation type for you. Made just for the superannuation rules and regulations set by the ATO and fully compliant. The price is $85.00 and isn't indexed as it is very rare that there will be any legal action by the person requesting the valuation or the ATO.

Price: from $3000.00 each, Designed to meet the tight requirements of legal matters such as property settlements, estate planning or finalisation, family law, and building disputes that have got to mediation or court. They are provided by valuers who are experienced in complex valuations and have experience with court matters and cross examination.
