What it can be used for

One inspected report, many purposes

Choose the purpose as the reason when you order. It sets the basis of value and the compliance statement in the report, at no extra charge.

Tracking your property's value

An independent market value for your own planning, a portfolio review or simply knowing where you stand.

Buying a property

Know what the property is worth before you make an offer or exchange, based on what comparable properties have actually sold for.

Selling a property

Set your price expectations on evidence rather than an agent's appraisal before you list.

Mortgage & refinancing

An inspected, independent assessment of the security property for refinancing, equity release or a purchase loan.

Capital gains tax

A dated market value for the ATO — a cost base when a home becomes a rental, an inherited property, or the 1 July 2027 split.

CGT & stamp duty valuations explained →

Stamp & transfer duty

An independent market value under your state's Duties Act for family, related-party and below-market transfers.

CGT & stamp duty valuations explained →

Legal matters & deceased estates

A market value for executors, solicitors and courts, with the legal framing for the property's state.

For probate and estate administration, the Estate Valuation is purpose-built.

Property settlement

An independent value both parties can work from in a family law property settlement.

See also the Property Settlement Valuation.

Not for SMSF annual returns — your auditor needs the SMSF Valuation (from $185), with the SISR Regulation 8.02B statement and a rental income assessment.

Inside the report

Built on a visit,
not just the data.

The valuer inspects the property inside and out, records what they see, and writes the report from that inspection together with sales evidence and property records. It carries more weight than a desktop report wherever the figure is relied on by a third party.

  • Site inspection notes: condition, layout, finishes and anything records can't show, recorded on the day.
  • Market evidence: tabulated, mapped comparable sales analysed against the subject property.
  • Date of valuation: current, or a past date you nominate when you order.
  • Purpose-matched compliance: the statutory statement follows the reason you order for.
  • Court admissibility statement: the valuer's acknowledgement of the expert witness code.
  • Independence & signature: signed by a registered, insured valuer with no connection to you or the property.

When to choose a Full Valuation

Order a Full Valuation for high-value or unique property — prestige homes, heritage or architect-designed buildings, acreage and rural holdings, and specialised commercial or industrial assets — or wherever the value may be challenged. Mainstream residential, commercial and industrial property is usually well served by a Desktop Report.

Tell us the purpose when you order

Buying, selling, mortgage, legal matters, property settlement — or capital gains tax and stamp duty. The purpose decides the basis of value and compliance statement. It's a field on the order form, not an extra charge.

Simple Process

How it works

See the full step-by-step ordering guide
1

Order and nominate the purpose

Submit the property address, tell us what the valuation is for (buying, selling, mortgage, CGT, stamp duty, legal matters or property settlement) and the date of valuation you need, then pay the flat fee. We'll confirm the scope and timeline before the valuer is assigned.

2

Independent valuer matched

Our algorithm assigns a certified property valuer with experience in your area and no connection to you or any other party in the transaction.

3

Physical site inspection

Your valuer attends the property in person, documents its condition, features, and any relevant factors, and photographs the property for the report.

4

Full report delivered

A comprehensive Full Valuation report is delivered within 3–5 business days of the inspection. It's ready to hand to your accountant, auditor, solicitor, broker or lender immediately.

I used the certified valuation before making an offer on an apartment. It came in $40k below the asking price. I used that as leverage and saved money on the deal.

Common Questions

Quick answers

It is our full-featured valuation product, so it suits almost any purpose that calls for a formal market value: buying or selling, mortgage security and refinancing, capital gains tax, stamp and transfer duty, legal matters and deceased estates, and family law property settlement. The valuer inspects the property in person and prepares the report to the purpose you nominate when you order. For SMSF annual returns, order the SMSF Valuation instead.

For a Full Valuation, yes. The physical inspection is what makes the report stand up when it is relied on by a third party — the valuer documents the actual condition, features, and any factors that a desktop assessment can't see. If your purpose doesn't require an inspection, the Desktop Valuation is a more cost-effective option.

The Full Valuation includes a physical site inspection; the desktop does not. Both produce a full written report, but the Full Valuation report carries more weight with the ATO, lenders, insurers, courts and other formal processes because it is based on a direct inspection of the property rather than market data alone.

Yes — this is one of the most valuable uses of a Full Valuation. You order it on the property you're planning to purchase. If the assessed value is materially below the purchase price, you have the information you need to renegotiate, adjust your deposit, or walk away before committing.

The total turnaround is typically 3–5 business days — including scheduling and conducting the site inspection, and preparing the report. For urgent matters, contact us before ordering and we'll advise on availability.

Yes. A Full Valuation is a market valuation by a registered valuer following a physical inspection. Tell us the purpose when you order and the report is prepared and dated accordingly, including past dates. When you need a CGT or stamp duty valuation → It is not ordered for SMSF annual returns — your auditor needs the SMSF Valuation (from $185), with the SISR Reg 8.02B statement and a rental income assessment. For probate and estate administration, the Estate Valuation is purpose-built.

A Full Valuation, formerly hovr's Certified Valuation, is a formal, written assessment of a property's market value conducted by a registered, insured valuer who physically inspects the property. In Australia, certified valuers must hold current registration with the Australian Property Institute (API) or the Australian Valuers Institute (AVI). The report includes a site inspection, comparable sales analysis, market commentary, and a signed valuer certification — making it the standard relied on by the ATO, state revenue offices, courts, auditors, insurers and lenders.

Full Valuations typically cost from $450 through hovr, compared to $600–$1,200+ for traditional valuation firms. The final price depends on the property type, location, complexity, and whether any retrospective or specialist analysis is required. hovr confirms the price before you pay — no surprises at checkout.

Yes. When a bank's valuation comes in below the purchase price or refinance expectation, an independent Full Valuation from an unaffiliated registered valuer provides a second, evidence-based assessment. Your broker can submit it to the lender as grounds for review, or you can use it to approach another lender or negotiate the purchase price with the vendor. A Full Valuation — with a full physical inspection — carries more weight than a desktop report in these situations. Full guide: what to do when your bank valuation is too low →
