Ordering Estate Valuations
for Solicitors & Legal Professionals

From sign-in to certified report — a step-by-step guide for solicitors, lawyers, and estate administrators ordering property valuations on hovr.

Estate valuations require a human valuer. All estate valuations on hovr are completed by a certified, API or AVI registered valuer. AI-only valuations are not available for estate matters. Reports are typically delivered within 1–3 business days.

Sign in to your account

Go to hovr.com.au/sign-in.html and enter your email and password. If you don't have an account yet, register at sign-up.html.

Existing user

Enter your email and password. You'll land on your Estate Dashboard automatically if your account has estate access.

New user

Register at sign-up.html, verify your email, then contact hovr to activate estate access for your firm account.

Open the Estate Dashboard

After signing in, you'll be taken to your Estate Dashboard. This is your central workspace showing all properties and valuation orders linked to your account.

What you can see on the dashboard
  • Address — the property subject to the valuation
  • Reference — your matter or client reference number
  • Type & Status — the valuation type and current progress
  • Request Date — when the order was placed
  • Value — the assessed property value once the report is complete

Use the Search field to filter by address or reference number.

Request a new valuation

Click Request Valuation at the top of your dashboard. This opens the valuation request form.

Enter the property address

Start typing the property address in the address field. An autocomplete list will appear — select the matching address from the dropdown. The map will update to confirm the correct location before you proceed.

Client reference: You will be asked for a matter or client reference number during checkout. This appears on the valuation report for your records — use your file number or client code.

Select Estate as the valuation type

Choose the reason for your valuation, then select Estate from the valuation type dropdown. Estate valuations are always completed by a certified human valuer — the AI option is not shown for this type.

Retrospective valuations

If you need a valuation as at a past date — for example, the date of death — enter that date in the Date of Valuation field that appears on the form. A registered valuer will assess market value as at that specific date.

Add a Statutory Affidavit Optional

When you select the Estate valuation type, an optional add-on appears:

Statutory Affidavit +$250

A formal sworn statement by the registered valuer confirming the contents of the valuation report. Required when the valuation is to be tendered as evidence in court or tribunal proceedings.

Court appearances: Any attendance at court or tribunal by the valuer will be charged by the valuer at a rate agreed between the parties. This is separate from the affidavit fee and is not included in your online order.
Add affidavit if:
  • The estate is contested or a dispute is likely
  • The matter may proceed to court or VCAT
  • The valuation is required for probate in a complex estate
Standard report is sufficient if:
  • The estate is straightforward and uncontested
  • The valuation is for internal estate administration only
  • No court or tribunal proceedings are anticipated

Add special instructions

Use the Special Requests or Instructions field to share any details that will help the valuer. This is especially important for estate matters where access arrangements or specific dates are critical.

Useful things to include:
  • Date of death — for retrospective valuations, include the date the valuation should be assessed as at (if different from the Date of Valuation field).
  • Access arrangements — who holds the keys, whether the property is tenanted, or any security codes required.
  • Property features — granny flat, pool, significant renovations, or anything not visible on title.
  • Urgency — if there is a probate hearing date, settlement, or filing deadline, state it here.
  • Your matter reference — if you want it included on the report face page in addition to the system reference.

Add to Cart and pay

The estimated total (valuation fee + affidavit if selected) is shown on the form. Click Add to Cart, review your order on the cart page, then complete secure payment via Stripe.

Tax invoice issued

A GST tax invoice is emailed on payment confirmation, suitable for matter disbursements.

Multiple properties: If properties from previous orders are already on your dashboard, select their checkboxes and use the Get Valuations button to order estate valuations for multiple properties in a single cart transaction.

Receive and download your report

Estate valuations are completed by a human valuer and delivered as a PDF report, typically within 1–3 business days.

Email notification

You will receive an email when the report is ready for download.

Download from dashboard

Open the Estate Dashboard, find the property, and click View Valuation to access and download the PDF.

Urgent matters: If you have a court filing date or probate hearing, include your deadline in the Special Instructions field. hovr will endeavour to prioritise urgent orders — but please allow at least 2 business days where possible.

Frequently Asked Questions

Estate valuations are available to all registered hovr users — not just legal accounts. Sign up here, verify your email, and the Estate valuation type will be available. If you need a firm-level account with elevated access, contact hovr after registration to have this activated.

Both are completed by a registered certified valuer and carry the same evidentiary weight. Estate valuations are specifically tailored for deceased estate administration, probate, and legal proceedings — the report format meets court standards and includes the option to add a statutory affidavit. Certified valuations are broader in scope and cover CGT, stamp duty, and family law matters but do not include the affidavit add-on.

Yes. hovr valuers can provide retrospective valuations assessed as at a specific date — for example, the date of death of the property owner for probate purposes, or an earlier date for CGT calculations. Enter the required date in the Date of Valuation field on the valuation request form and include any relevant context in the Special Instructions field.

Yes. If properties from previous orders are already showing on your Estate Dashboard, tick the checkboxes next to each property and click Get Valuations in the action bar. Select the Estate type and add all selected properties to your cart in a single order. For new properties, you will need to add them individually via the Request Valuation form first.

hovr estate valuations are prepared by API or AVI registered valuers and comply with the Australian Property Institute's Code of Professional Conduct and Valuation Standards. Whether a report is accepted in particular proceedings is ultimately a matter for the court, but reports prepared to these professional standards — particularly with a statutory affidavit — meet the evidentiary requirements of most Australian courts and tribunals. If you have specific court requirements, include them in the Special Instructions field.
